For a thorough inspection of your home, condo or apartment building
Buying a property is a major investment. This purchase does not guarantee repayment nor any return policy if you are not satisfied. It’s in your best interest to protect yourself by carrying out an inspection of your future property by a certified and experienced inspector. A home inspection will give you a good idea of the condition of the property, so you could be able to protect your interests.
As a certified property inspector, DENYS GUAY HOME INSPECTION provides inspection of houses, condos or multi-unit dwellings. We provide a detailed inspection report which explain in details the property condition and the problems that would require major and costly repairs. The inspection report will allow you to see the work to be done and you could, if necessary, renegotiate your offer or require that work be performed by the seller, prior to purchase. Your report will be completed within 48 hours.
During the home inspection, we recommend that you be present so you can be informed about the condition of the property while having the opportunity to ask all your questions. Furthermore, it is advantageous for the seller to also be present during the home inspection, since he can tell you all about the renovations that have been done on the house over the years. The seller must complete the vendor declaration, which confirms many aspects of the condition of the property. He can also answer any additional questions that comes to mind.
Before the home inspection, we demand that you identify any furniture, plants, soil, snow, ice or debris that could reduce access or impair visibility to certain areas to be inspected. Pay special attention to the attic hatch and be sure that the crawl spaces are free.
A home inspection must be carried out according to the standards of practice established by the Quebec Association of Building Inspectors. The inspection must state the following:
Non-inspected elements : dependencies, alarm systems, central vacuum systems, water and softener systems.
Construction costs and repairs : Please note that the inspector can only point out the work to be done, but he can not evaluate the cost of the work or repairs. It is the evaluator or the general contractor’s role to do so.
Cost of a home inspection : the cost of a home inspection is based on the age and on the location of the building. The price includes the time spent writing the report.
Time of inspection : A visual inspection takes on average two to four hours depending on the type, the age and the size of the property. We like to take all the time necessary to answer all your questions and concerns.
Insurance : for your protection, we have a 1 million dollar professional insurance covering public and professional liability. Those insurance policies are specifically designed for home inspections.
